Tax ratio value

A tax ratio value is a simple math computation the calculates what your municipality thinks your properties market value is. This can be very differnent than your total assessment. Every municipality publishes a current equalization ratio which is utilized in converting your property assesment to market value. This is calculated as follows:

                                                    Land Assessment + Building Assessment = Total Assessment

                                                                                                150,000(total assessment)
                                            ___________________          =    275,229(tax ratio value)

      (54.5% or .545)(equalization ratio)

This value computation is to be considered as a guide only and in no way constitutes or replaces the need for an actual appraisal done by a certified or licensed appraiser in your state.  This computation is strictly a math equation based upon public information published by your municipality. Only an actual full appraisal can determine the actual value of your property.
